About Quantum Residential, Inc.
Quantum Residential, Inc. is a third party property managment firm that specializes in large multifamily properties (50 units or more). It is headquartered in Vancouver, Washington and has been in continuous operation since 1976. Currently, it manages over 5500 units in Washington and Oregon.
Quantum is an Accredited Management Organization (AMO) with the Institute of Real Estate Management (IREM) which is a national designation for professional management firms. In addition, each of its portfolio managers have earned their Certified Property Manager (CPM) designation with IREM. Both of these designations provide assurance to our owners and residents that our properties are professionally managed.
Within its management fee schedule, Quantum includes on-site management, marketing, training, accounting, financial reporting, and computer support services. The on-site staff are the direct employees of Quantum which protects ownership from potential liability issues. Quantum does not have any ownership interest in the properties that it manages which also eliminates any potential conflict of interest. And since Quantum only manages multifamily properties, this allows us to focus on what we do best.
In addition, Quantum has invested heavily in new technology for its computer programs. All properties are computerized on-site and inter-connected to our network server system which provides timely, accurate, and secure accounting and financial reporting. A social media director is now employed to provide state of the art marketing training and communication services to our residents, owners, and employees.
Finally, Quantum offers specialized ancillary programs such as:
- resident billings for water/sewer usage
- master policies for property liability insurance
- revenue sharing programs for telecommunications, internet, etc.
- volume discounts for key supplies/materials
- renters insurance at reduced rates
- surety bonds for new residents rather than security deposits
